Alarm design for Kensington & Chelsea properties

Kensington and Chelsea is dominated by tall period houses, many of them now split into apartments, alongside cobbled mews, red-brick mansion blocks and post-war estates in the north of the borough. Basement extensions, roof terraces and mews garages create extra entry points. Detector placement has to account for five or six storeys, shared common parts and fine interiors that cannot be chased for cables.

Stucco townhouses

Townhouses in Chelsea, South Kensington and Holland Park

Tall stucco and brick townhouses often have a basement with a front lightwell, a raised ground floor and a garden or terrace at the rear. Protection concentrates on the lower floors and any roof access, with the upper bedrooms left unarmed at night. Wireless devices avoid disturbing cornicing, panelling and hand-painted finishes.

  • Basement, lightwell and garden doors all fitted with contacts
  • Roof terrace and skylight access covered on top floors
  • Night setting that protects lower floors while you sleep
Mews houses

Mews houses behind Notting Hill, Kensington and Chelsea squares

Converted stables and coach houses usually have a garage or large ground-floor door straight onto the mews, small windows and living space on the first floor. The garage door gets a contact suited to its size, the ground floor gets motion cover, and first-floor windows overlooking flat roofs are protected too.

  • Garage and up-and-over doors fitted with heavy-duty contacts
  • First-floor windows over low roofs brought into the design
  • App alerts when the mews door is opened while armed
Mansion flats

Mansion blocks and lateral flats in Earl's Court and Kensington

Flats in red-brick mansion blocks and converted houses share an entrance and often a porter or managing agent. A compact wireless system covers your front door, reception rooms and any service door to a back stair. Nothing goes on the facade or in the common parts without the freeholder's written agreement.

Basement works

Refurbishments and basement extensions across the borough

Where a house is being refurbished or a basement dug out, a wired alarm is planned with the contractor. Cables go to every device position at first fix, before plastering and joinery, and the panel, keypads and detectors are fitted at second fix. The design can then include the new basement, plant room and any lift.

  • Cable routes agreed with the contractor before first fix
  • Wired detectors positioned around joinery and lighting plans
  • Second-fix commissioning once finishes are complete

Most of Kensington and Chelsea is covered by conservation areas and the borough has thousands of listed buildings, so listed building consent may be required before anything is fixed to the outside of a listed property.

How pricing works

FAQs

Burglar alarms in Kensington & Chelsea: your questions answered

How is an alarm laid out in a five-storey Kensington townhouse?

We start with the levels an intruder can reach: the basement, lightwell, raised ground floor, garden and any roof terrace. Those get contacts and motion detection. Upper bedroom floors are usually left out of the night setting so you can move freely. A keypad or key fob by the bedroom and the app give you control without walking downstairs.

Can I put an alarm in my mansion flat without the freeholder's permission?

Inside your own flat, a wireless system normally needs only small fixings and no alterations, so it rarely conflicts with the lease. External sirens, bell boxes or anything in the common hallway need the freeholder or managing agent's consent. Check your lease if it restricts fixings, and we can provide a device list for the managing agent if they ask.

Can the alarm cover the garage in my Notting Hill mews house?

Yes. Mews garage doors are large and often the main entrance, so we fit a contact designed for that door type and a detector inside the garage. If you park inside, the garage can be its own area, letting you open it to drive out while the rest of the house stays armed.

We are digging out a basement in Chelsea. When should the alarm be planned?

Before first fix. A wired system needs cables run to each detector, contact and keypad position while walls and ceilings are open. We work from the architect's or contractor's drawings, run the cables at first fix, then return at second fix to install and commission the system once decoration is finished.

How much does a burglar alarm cost in Kensington & Chelsea?

Every system is priced after a free survey, with a written quote before any work starts. Your exact price depends on the number of doors, windows and rooms, and is confirmed in writing after a free survey.

Wired or wireless — which is right for my home?

If your home is finished and lived in, wireless is usually best: no chasing walls, no redecorating, and most homes are done in a day. If you are renovating, a wired system run at first fix before plastering is the better long-term choice, installed at second fix once decorating is done.

Can you take over or upgrade my existing alarm?

Usually, yes — including systems we did not install. Where the existing wiring and detectors prove sound we keep them and replace the panel and keypad, which costs far less than a new system and can add smartphone control.

What guarantee do I get?

A 12-month guarantee on our installation work, alongside the manufacturer's warranty on the equipment we supply. You also receive a completion certificate for your records.
