Alarm design for Kingston properties

Kingston is a suburban borough with plenty of detached and semi-detached houses, large rear gardens and side access, plus a growing number of apartments near the river and the stations. Big plots mean more doors, garages and garden buildings to consider. A detached house on Coombe needs a very different design from a two-bedroom flat in Kingston town centre.

Detached homes

Large detached houses in Coombe, Kingston Hill and Surbiton Hill

Bigger houses often have several external doors, bi-fold glazing to the garden, a double garage and sometimes a pool house or annexe. The design covers every door and the ground floor, adds shock sensors on wide glazed openings, and treats outbuildings as separate areas that can be armed independently.

  • Shock sensors on bi-fold and sliding garden doors
  • Annexes and garages set up as separate areas
  • Signal repeaters for long gardens and thick walls
1930s semis

Interwar semis in New Malden, Tolworth and Chessington

These roads are lined with semis with bay windows, side passages and often a single-storey kitchen extension. A wireless system fitted in a day suits these finished homes, with contacts on front, back and side doors, ground-floor motion cover, and protection for any bedroom window above a flat-roofed extension.

  • Side gate and passage doors brought into the design
  • Bedrooms above flat roofs covered by the alarm
  • Pet-tolerant detectors where cats or dogs roam downstairs
Victorian villas

Victorian and Edwardian houses in Surbiton and Norbiton

Surbiton's older streets have tall villas, some still single houses and others split into flats. Single houses get ground-floor and garden-door cover with discreet wireless devices that protect the original features. Converted flats get their own compact systems, with external sirens only where the freeholder agrees.

Riverside flats

Apartments by the river and in Kingston town centre

Newer blocks along the Thames and around the town centre are mostly secured at the main entrance, so a flat alarm focuses on your own front door and living areas. Ground-floor and balcony-level flats get extra contacts on patio and balcony doors, all controlled and monitored through the phone app.

Kingston has a number of conservation areas, including parts of the town centre and Surbiton, so check with the council before fixing equipment to the front of a listed building or a property covered by an Article 4 direction.

FAQs

Burglar alarms in Kingston: your questions answered

Can the alarm cover my garden office or annexe in Kingston?

Yes. Larger gardens in Coombe, Surbiton and New Malden often have a garden office, gym or annexe. We add detectors and a door contact there as a separate area, and fit a wireless repeater if the distance or building materials weaken the signal. You can arm the outbuilding on its own from the app, even when the house is occupied.

My New Malden semi has a flat-roofed kitchen extension. Does that change the design?

It does. A flat roof gives easy access to the bedroom window above, so that room is brought into the alarm, usually with a motion detector or a contact on the window. At night you can choose a setting that keeps that room armed if nobody sleeps in it.

We have large sliding doors at the back of our Kingston Hill house. How are they protected?

Wide glazed doors are covered in two ways: a contact detects the door opening, and a shock or glass-break sensor reacts to an attack on the glass or frame. That gives an early warning before anyone is inside. The surrounding room also has motion detection as a second layer.

I bought a house in Surbiton with an alarm already fitted. Can you take it over?

In most cases, yes. We check the existing panel, wiring and detectors. If the cabling and devices are sound, we replace the control panel and keypad with a modern one that sends alerts to your phone, and keep the rest. If the previous installer's codes are locked, we explain the options before any work starts.

How much does a burglar alarm cost in Kingston?

A wireless Ajax alarm starts from £995 including VAT, a wired or hybrid system from £1,995 including VAT, and upgrading an old panel while keeping your existing wired sensors from £495 + VAT. Your exact price depends on the number of doors, windows and rooms, and is fixed in writing after a free survey.

Wired or wireless — which is right for my home?

If your home is finished and lived in, wireless is usually best: no chasing walls, no redecorating, and most homes are done in a day. If you are renovating, a wired system run at first fix before plastering is the better long-term choice, installed at second fix once decorating is done.

Can you take over or upgrade my existing alarm?

Usually, yes — including systems we did not install. Where the existing wiring and detectors prove sound we keep them and replace the panel and keypad, which costs far less than a new system and can add smartphone control.

What guarantee do I get?

A 12-month guarantee on our installation work, alongside the manufacturer's warranty on the equipment we supply. You also receive a completion certificate for your records.
