Alarm design for Barnet properties

Barnet is one of London's larger outer boroughs, and its housing changes street by street. Interwar semis dominate much of Hendon, Edgware and Mill Hill, while Finchley and East Finchley have plenty of Edwardian terraces. Detached houses with long gardens line Totteridge and parts of Arkley, and Colindale has been rebuilt with thousands of new flats. Size, outbuildings and access all shape the design.

Large detached

Detached houses in Totteridge, Arkley and Mill Hill

Bigger houses mean more doors, more ground-floor rooms and often a pool house, garden office or detached garage. Wireless range has to be planned, not assumed. We site the hub centrally, add range extenders where walls are thick, and put outbuildings on their own areas so they can be armed independently.

  • Shock sensors on accessible ground-floor windows for higher protection
  • Separate areas for the garage, gym or garden office
  • Range extenders where long gardens or thick walls weaken the signal
Interwar semis

1930s semis in Hendon, Edgware and Whetstone

These houses often have a loft conversion, a rear kitchen extension and a side return. The usual design is a contact on every external door, motion detection in each ground-floor room and cover for any first-floor room reachable from a flat-roofed extension. Most finished homes are done wirelessly in a day.

Garden suburb

Arts and Crafts homes in Hampstead Garden Suburb

Leaded windows, original joinery and carefully controlled front elevations call for a light touch. Wireless detectors avoid chasing plaster, contacts are chosen to sit discreetly on period doors, and the external siren position is agreed before anything is fixed, as the Suburb's own design rules can apply.

  • Wireless kit leaves original plaster and joinery undisturbed
  • Discreet contacts chosen to suit period doors and casements
  • Siren position checked against the Suburb's design guidance first
Renovations & flats

Refurbishments in Finchley and new flats in Colindale

If you are renovating, a wired system makes sense: cables are run at first fix before plastering, then the detectors and panel go in at second fix. In Colindale's new blocks, a compact wireless alarm inside the flat is usually enough, with external equipment only by agreement with the managing agent.

Homes in Hampstead Garden Suburb come under the Hampstead Garden Suburb Trust's scheme of management, so external alterations such as a siren box may need the Trust's consent as well as any council permission.

FAQs

Burglar alarms in Barnet: your questions answered

Does a house in Hampstead Garden Suburb need permission for an alarm?

The alarm inside the house does not. Anything on the outside, such as an external siren, may need consent under the Hampstead Garden Suburb Trust's scheme of management, and a listed house could also need listed building consent. It is sensible to check with the Trust before installation; in the meantime, an internal siren and phone alerts protect the home.

My Totteridge house has a detached garage and a garden studio. Can one system cover everything?

Yes. One hub can manage the house and its outbuildings, with range extenders carrying the signal down the garden. Each building can be its own area, so the studio can be armed when you leave it at night while the house stays disarmed. Signal strength at each outbuilding is checked during the survey, before anything is quoted.

We're extending our house in Finchley. When should the alarm be planned?

Before the plasterers arrive. For a renovation we install a wired system in two stages: cables are run at first fix while walls and ceilings are open, then the panel, keypad and detectors are fitted at second fix once decorating is finished. Planning early means no surface trunking and no chasing finished walls later.

Can I keep the old alarm in my Mill Hill house and just add phone control?

Often, yes. If the existing wiring and detectors test sound, we replace the old panel and keypad with a current Texecom, Pyronix or Ajax hybrid control panel and keep the rest. You then arm, disarm and receive alerts through an app. Any faulty or poorly placed detectors are replaced at the same visit.

How much does a burglar alarm cost in Barnet?

A wireless Ajax alarm starts from £995 including VAT, a wired or hybrid system from £1,995 including VAT, and upgrading an old panel while keeping your existing wired sensors from £495 + VAT. Your exact price depends on the number of doors, windows and rooms, and is fixed in writing after a free survey.

Wired or wireless — which is right for my home?

If your home is finished and lived in, wireless is usually best: no chasing walls, no redecorating, and most homes are done in a day. If you are renovating, a wired system run at first fix before plastering is the better long-term choice, installed at second fix once decorating is done.

Can you take over or upgrade my existing alarm?

Usually, yes — including systems we did not install. Where the existing wiring and detectors prove sound we keep them and replace the panel and keypad, which costs far less than a new system and can add smartphone control.

What guarantee do I get?

A 12-month guarantee on our installation work, alongside the manufacturer's warranty on the equipment we supply. You also receive a completion certificate for your records.
